When to Put YOUR Crested Butte Home on the Market?

Crested Butte Real EstateAre you considering selling your Crested Butte area home?  As you may know there are two real estate “selling seasons” in Crested Butte – Winter and Summer. There are also peak times within these specific seasons that attract more visitors – and more potential buyers to Crested Butte.  There is a direct correlation between the number of visitors in town and the real estate activity.

In the Winter we see high numbers of visitors around Thanksgiving when Crested Butte Mountain Resort (CBMR) starts the lifts spinning, Christmas week, New Years week, MLK weekend, Presidents Weekend, Valentines Day, and Spring Break (usually spans 2-3 weeks in March). During the Summer months we see visitors arrive in Crested Butte in early June – but most will agree that the peak activity does not start until July 4th and continues through the middle of August when many families return home to get their kids ready for school.  There are still many visitors who continue to come to Crested Butte through the end of August, the month of September and into the beginning of October.  In fact there are many couples who return on buying trips during the off-season months when they don’t have the rest of the family and can focus on looking at property.  It can also be easier to show property in the “shoulder seasons” when there are not as many second homeowners staying in their homes or renters in their homes.  As well – seeing a home in the Skyland Subdivision adjacent to the golf course in the Winter may be easier than the Summer, and seeing a ski-in/out Condo in the Summer may be vacant and easy to see….

Here are some reasons why you may want to consider selling now rather than waiting:

If you are a fisherman you have probably never caught a fish when your line was not in the water… It is tough to time the market whether you are Selling stocks and bonds, or real estate.  My recommendation to clients is “if you are ready to sell your home – let’s get it ready and get it listed for sale sooner vs. later”.  You never know when you may miss a buyer who is coming through town tomorrow that may be looking for what you are selling.  Sellers goals are similar once they have decided to Sell:

  • Get the Highest Price for my home
  • Sell it sooner vs. later (Average Days on Market for Homes Sold in Crested Butte ~ approximately 1 year*)

What homebuyers care about most is finding the right Crested Butte home in the right place for the right price. Most home buyers want to see a clean well care for home – most do not want to buy a “project” so if there is a punch list of things that need repair or replacement – hire a contractor and get the work done.  Common areas overlooked are usually inexpensive and easy to replace – window seals that have broken and windows need replacing, old worn carpet, outdated light fixtures, chrome trim or bathroom fixtures, paint, removing of old furniture, furnishings and clutter… etc.  Remember – if you are able to come to terms with a Buyer and go Under Contract – the Buyer will be hiring an Inspector.  The Inspector WILL find the issues, and likely you will be asked to fix and pay for the necessary repairs (or worse they may terminate the contract).

To sell your home in Winter, consider preparation that takes weather into account:

  • Make sure to hire snow shovelers to routinely shovel the walks, entryways and decks around your home.  You may not use it in winter, but your buyer needs to know it is there for the summer.
  • Keep your home warm and cozy. Setting the thermostat at 55 degrees may be what you have done in the past – but if you are selling your home you need to re-think this.  Now is not the time to worry about heat costs. If buyers are cold and uncomfortable, they will not stay long enough to experience your home’s special features.
  • If you have a gas fireplace light it to make sure it works.  Ditto for the Home Audio system – both create a warm inviting feeling for the Buyers. If you have a wood burning fireplace – consider placing a grouping of candles in a fireplace so they can be lit during open houses or showing.

Since daylight is at a premium in winter, it is best to have your house shown during daylight hours – but some showings may be on cloudy days or dusk or night – make sure all the lights work and they have fresh lightbulbs in them (including exterior lighting). If you have great views like most homes in Crested Butte – make sure your windows are clear and free of winter grime and that window treatments are clean and dust-free.

Selling your crested butte homeTo sell your home in Summer, consider outdoor beautification

  • Crested Butte is the wildflower capital of Colorado – and if possible your home should be “decorated” in flowers as well.  Hanging baskets of flowers and flowerpots on deck and porches make your home look better.  If you have wildflowers or flowerbeds. It is a good idea to hire a landscaper to come plant some flowers that will last the Summer and remove the weeds from the beds.  If you have an irrigation system to water the flowers this is great – if not you may have someone come water every other day or have a drip system installed – an inexpensive timer and drip system can be put in place.
  • Most Buyers will walk outside on the decks and porches – be sure to remove clutter and if you have outdoor furniture – set it up.
  • Exterior trim and paint that may not be visible in the Winter months – will be in full display in the Summer especially around the front of the home.  Curb appeal, and a good first impressions are key to all showings.

Back to Back Years of Strong Results

2014 result totals are very similar to 2013 with some interesting differences when drilling down into the numbers. The Crested Butte Real Estate Market started off slow and finished slow, but the Summer selling season resulted in big numbers in August, September and October (all over $22M).  There were also fewer Luxury Homes Sold in Crested Butte 2014 (20 vs. 27 in 2013).  Looking at the historical charts – we are seeing Single Family Home prices recover, and Buyers who have been on the fence may consider making a decision in 2015 if this trend continues. Condo & Town home prices are still relatively flat for the past 3 years.Crested Butte Real Estate Market Report – 2014 in Review

2014 Total Volume was $148M which is similar to the 2013 total of $144M, but the Total Number ofProperties Sold in 2014 (329) was slightly lower than 2013 (335).  Average Days on Market (DOM) for all Sold properties was 303 days (while Average DOM for all properties still For Sale is 503 days. Under Contract – only 19 properties representing $8.6M are currently under contract, but here have been record number of visitors here in Crested Butte over Christmas & New Years, and real estate activity has picked-up as well. Active Listings - There are fewer properties for Buyers to look at however as we continue to see a decline in Inventory – there are currently 611 properties for Sale:
  • Single Family Homes (SF) = 286, of these there are 47 in Mt. CB, 24 in CB, and overall 73 Luxury Homes Listed for over $1M, and 19 SF Homes sitting on 35+ Acres.
  • Condos & Town Homes For Sale = 174
  • Parcels of Land For Sale = 286
So how is the Crested Butte Real Estate Market?  These historic price points tell us that Single Family Home prices are on the rise, but Condos and Town home prices are flat. Crested Butte Home Prices Crested Butte Luxury Real Estate Market – Properties Sold for $1 Million +  in 2014 Crested Butte Real Estate Market Report – 2014 in ReviewThere have been 27 properties sold for over $1M in 2014 – 20 of them have been Single Family Homes, 2 ski-in/out condos (West Wall and Silver Ridge) and 5 riverfront home sites sold in 2014 at Wilder on the Taylor. The most expensive single family home sold in 2014 (and the past 18 months was the $3.9M luxury home sold in Trappers Crossing at CB (5 bedrooms, 5.5 baths, fully furnished). The Luxury volume of $47.7M sold in 2014 represents 32% of the total volume, and the the 20 Luxury Single Family Homes Sold in 2014 totaling of $36.4M comes short of the 27 sales and volume of $46.3M in 2013. The average sold price for the high-end homes sold is $1.82M; median price $1.48M, and Average Price per sq. ft. was $476. See details of the Top 4 Luxury Homes sold in Crested Butte in 2014. Talking with architects, builders and contractors, construction activity is on the rise – and there are currently many new Luxury Homes being built, as well as a significant number of Remodel projects underway throughout the Crested Butte area. Top Crested Butte Luxury Single Family Homes Sold in 2014 Luxury Homes Sold in Crested Butte High Priced Homes in Crested Butte Luxury Properties For Sale in the Crested Butte Area  There are a total of 110 properties Listed for over $1M for a total Volume of $223M, including 73 Single Family Homes for sale with Asking Prices over $1M representing $424M in total volume. In historic downtown Crested Butte there are 17 luxury properties for sale with 12 Single Family Home prices ranging from $1.1M to $2.7M and median Asking Price of $1.25M, and Average Price per Sq. Ft. of $570, plus 4 high-end residential parcels in downtown Crested Butte ranging from $1.1M to $3.25M. There are 26 Single Family Homes for sale on Mt. Crested Butte between $1.1M and $4.6M, and a handful representing ski-in/ski-out including 3 in the Prospect Subdivision.  There are 2 high-end luxury condos and town homes for sale in Mt. Crested Butte – one at the ski-in/out West Wall (Penthouse unit A-403 Listed for $2.095M), and two Town Homes across the street at The Villas.  There are 32 parcels for Sale between $1.1M and $12.6M – the latter being the North Village “Promontory Ranch” parcel at the base of Snodgrass.  The majority are either Ski-in/Out or Private Water Fishing parcels. Average Price Per Square Foot (Sq. Ft.) Price per Sq. Ft. Single Family Homes Crested ButtePrice per sq. ft. is a metric – and one way to compare “similar” homes.  The problem in Crested Butte is we have many homes that are next door or across the street that were built 20 years apart.  As well there could be a small home on a fabulous property that shows an astronomically high price per sq. ft. which is not a great representation of the value of the property when compared with other homes. As well – the mix of properties sold will vary – and with the small sample a handful  of properties sold can sway the numbers. That being said – when looking at large numbers of properties and historic trends it can be an insightful metric to help understand what is going on in the Crested Butte Real Estate Market.  We see that Single Family home Average Price per Sq. Ft. is on the rise – $326 in 2014 vs. $293 in 2013 and $270 in 2012.  While Condo & Town Home Average Price per Sq. Ft. is also up $244 in 2014 vs. $213 in 2013 and $208 in 2012 (this is unusual considering the Average and Median Price points for Sold Condos & Town Homes has been flat for the past 3 years). Crested Butte Real Estate Market Report – 2014 in ReviewWhat is Selling in the Crested Butte area? Condos and Townhomes represents the most transactions (172) and 52% of all transaction and 32% of all Volume, with Single Family homes making up the second largest count (96) 29% of all transactions, and 55% of all Volume. Land /Lots Sold (61) represent 19% of the number of transaction but only 13% of the total dollar volume sold in 2014.  There have been 20 single family homes sold for over $1M, and this represents 25% of the overall Volume, but only 6% of the total number of transactions. What Land is Selling in the Crested Butte area? As we see from the table there have been a similar number of lots sold the past 3 years (61, 68, and 60) and this represents approximately 20% of the available inventory (a 5 year supply). Homes for sale in Crested ButteUnder Contract  Of the 19 properties Under Contract, only 3 are Condos/Townhomes, 11 are Single Family homes and 5are lots. At the end of December these 19 properties under contract represents $8.6M compared with 40 properties Under Contract and $16.7M at the end of December 2013 when there were 17 properties Under Contract totaling $8.5M. Active Listings  There are 611 properties For Sale in our market representing $402M.  We have seen a steady decrease in local inventory for sale, but many choices – and some great values.   Crested Butte Real Estate Market Report 2014 In Review – Download Full Report as a .pdf file (more data and charts).   What to expect in 2015 - Buyers– It may be time to put a stake in the ground – as evident from SF Home prices – condos and townhomes are sure to follow…  If you are thinking of buying because you love it here in the Winter, you will be happy with your decision come Summer.  What are your options - there are 110 Condos For Sale under $400,000, another 40 Condos & 9 Town homes up to $700,000 plus 34 Single Family (SF) Homes. From $700,000 to $1M there are 3 Condos, 4 Townhomes and 29 SF Homes, and from $1M to $2M there are 3 Condos, 2 Townhomes and 46 SF Homes, and finally from $2M+ you have 1 Condo and 27 SF homes available.  Sellers – If you have had your property on the Market for a while – your price is probably too high, but hold tight, it appears the market and prices are coming to you... How will the Oil & Gas Markets Affect CB Real Estate in 2015With many Crested Butte second-homeowners invested in the Oil & Gas Industry and oil at $53 (down from $87 one year ago), and Natural Gas at $3 (compared with $4.40 1 year ago and $5 in March) it will be interesting to see the impact here. Some suggest the pendulum will stop swinging and market forces will provide recovery. Conversely we have a 18,000 Dow, up from 12,000 three years ago... Vote Whatever USA Best Event - Best of the Butte 2014 Vote for Best of Crested Butte 2014It is not often you get to voice your opinion about so many things Crested Butte - but the Best of the Butte survey hosted by The Crested Butte News is a great way for you to do so.  Many businesses will prosper because of the votes cast.  If you have no other interest in voting - I urge you to cast a vote for the Whatever, USA Event as the "Best Event in 2014".

I’m pretty sure most people did. The town walked away with $500,000. That money will go to really worthwhile projects.  My friends and I enjoyed the free beer, the sunny skies, the great music and the carnival atmosphere in town. It was fun meeting people who won the trip and in 100 years would never have set foot in Crested Butte. They were in awe. We likened it to a second 4th of July celebration." There is a vocal MINORITY that can find fault with most anything - and the Whatever, USA is another example.  Perhaps our votes in the Best of the Butte will send a message that the majority of people appreciated the event and the efforts of so many to make it happen. I tend to analyze most Crested Butte issues through the lenses of sustainability - three of the key questions I ask are:
  • Is it complimentary to Crested Butte - does it fit?
  • Will this help Crested Butte and the residents who live (and work*) here to prosper?
  • Will this be a beneficial amenity to the Visitors who come here?
*Unfortunately many of the people who cast their negative votes for most anything new in Crested Butte are not dependent on making a living and supporting their families here.  During the downturn in the economy and the Real Estate Market from late 2008 - 2012 I saw hard working local families deal with very tough home foreclosures and short-sales, pack their bags and their kids and leave town. Crested Butte Whatever USAThe Whatever USA event literally brought millions of dollars of positive fun clever Bud Light advertising exposure to Crested Butte. In addition the play through Social Media was huge.  I commend the elected leaders of the Crested Butte/Mt. Crested Butte Town Councils and Chamber of Commerce for their efforts. They tried their hardest, they made some mistakes, they admitted they made mistakes, and they apologized.  I realize not every business and person benefitted from the event in the short-term.  I hope there are many more opportunities for Crested Butte to host large events like: The USA Pro Cycling Challenge, Santa Ski/Pub Crawl, Big Air on Elk, The Alley Loop, The Music Festival, The Artsfest Weekend, The 4th of July Parade, Vinotok, the Crested Butte Film Festival, The Mile High Music Festival, the Mardi Gras Parade, and yes the Whatever USAs of the future. There are some who vote for a no-growth strategy - ask a local business owner, or CBMR, the Director of any local non-profit, a second-homeowner who rents their condo, the Town Managers, or the RTA about future flights into Gunnison and the ability to fill the seats with a no-growth strategy.  A vote against future Whatevers is a no-growth strategy that will unfortunately cut-off the oxygen to our community as we know it today, and many of our friends and neighbors.  We do not live in a terrarium - we are interconnected with the outside world because we are a resort town who needs to market to and attract visitors. The Bud Light Whatever event was a learning experience - and feather in our cap to the outside world.  I trust our local leaders will plan and implement strategies of sustainable growth without a negative impact to the charm and heritage of Crested Butte. Whatever USA in Crested Butte CoEvents like the Bud Light Whatever USA event are just the thing that makes Crested Butte Colorado a special place. Crested Butte is a Special Place for Junior Skiers/BoardersCrested Butte is a Special Place for Junior Skiers/Boarders I was riding up the Crested Butte mountain Gold Link lift the other day and to our right are BIG jumps.  We were fortunate to get to see junior skiers with no fear launching themselves off these jumps – and I caught two of them on video. Crested Butte is a Special Place for Junior Skiers/Boarders because there are numerous disciplines for them to get involved in through both the Crested Butte Mountain Sports Team and the The Crested Butte Nordic Team.  Aaron Blunck grew up in Crested Butte and at an early age was also launching himself off some of these same jumps.  Aaron Blunck represented Crested Butte, and the United States of America at the recent 2014 Sochi Winter Olympics and  finished an impressive 7th in the Mens Halfpipe Skiing!  He is competing again this year at the 2015 X-Games. The Crested Butte Mountain Sports Team (CBMST ) offers mountain sports programs that are accessible to a wide variety of athletes, from kids learning to ski and ride to driven student athletes. CBMST offers various levels of participation beginning with weekend development programs to full-time, competitive based programming. CBMST Development Programs focus on bringing kids exhibiting strong fundamentals by taking their personal skills to a higher level in alpine racing, snowboarding, free-ride, and tele-mark skiing. The Development Programs will introduce athletes to tactical and technical approaches while taking advantage of all the terrain the mountain has to offer.  Programs start with the Junior Development Team “Jr. Devo’s”, Ages 7-10, Development Team “Devo’s”, Ages 11-13, and the Competitive Team Program, Ages 13 – 17. The Crested Butte Nordic TeamThe mission of the CBNT is to provide young Nordic skiers and biathletes with exceptional coaching, training opportunities, and a healthy approach to sport. Our philosophy is that a fun, healthy, outdoor lifestyle is a great foundation for growth. To this end, our organization strives to provide programing that will appeal to recreational and competitive skiers alike. Ultimately, we hope participants will become life-long skiers, so we want our participants to feel that they have gained more than just technical know-how and fitness. Furthermore, our program is designed to help student athletes learn to organize, prioritize, and execute plans toward, not only sporting goals, but also life goals.  The Crested Butte Nordic Center maintains 50K of groomed trails in the Crested Butte area for competitive and recreational Nordic skiing. Nordic Recreational programs offer a fun approach to Nordic sport that allows participants to develop as skiers without a focus on competition - The Sprouts: December - February (Ages 5-13), The Scouts: December - February (Ages 8-13), Explorers: December - March (Ages 11-18).  Nordic Competitive Programs (November - March) are designed for participants who have experience in crosscountry skiing and would like to enter the competitive pipeline. Cross Country Development (Ages 11-14), Competitive Cross Country Program (Ages 14-18), U23 (Ages 18-23) This program is designed for highly motivated athletes taking time off between high school and college to pursue competitive cross-country skiing at the highest level. The Crested Butte Snowsports Foundation is a non-profit organization that raises money to help fund these programs and to provide scholarships and equipment to kids so they get a shot at realizing their dreams!
